My thoughts and conclusions for the moment:
The gap between list price and sold price has narrowed again, and in Saint Mary’s, median sold price was actually much higher than median list price. Days on market is still relatively low. For buyers, the market is significantly more competitive than it was three months ago; buyers’ agents should revisit the playbook from the 2021-2023 era to offer options for making highly competitive offers (walk-through inspections, appraisal gap addendums, covering closing costs, etc).
For sellers and their agents, it continues to be the case that the fully move-in ready homes are producing the best return, both in the form of short days on market and higher purchase prices. Investing effort and money in repairs, staging, and strategic updates prior to listing is the best course of action.
